Comprehensive Renters' Insurance for Foreign Students Studying in Japan (留学生住宅総合補償制度)

In Japan, a joint guarantor is required when renting a privately-owned apartment. If it is difficult for international students to find a joint guarantor, SOKENDAI can be your joint guarantor on the condition that you satisfy the eligibility of purchasing the insurance run by Japan Educational Exchanges and Services (JEES) in Japan.
International students who are currently enrolled in SOKENDAI with 'Student' visa can purchase the insurance, and pay the insurance fee.
Since this insurance offers the limited coverage, please be sure to explain to real estate agency that you would like to make a lease agreement using this insurance.

Insurance Fee

1 year coverage: 4,000 yen (Insurance fee 2,500 yen, enrollment fee 1,500 yen)
2 year coverage: 8,000 yen (Insurance fee 5,000 yen, enrollment fee 3,000 yen)
You may also choose 6 months coverage (2,000 yen (Insurance fee 1,250 yen, enrollment fee 750 yen)) only if you extend the insurance coverage period.

How to Apply

Step1: Find a place to move in. Ask a real estate agency to see if you can make a lease agreement with SOKENDAI as a joint guarantor using the insurance.
- You must submit the following document to real estate agency.

-If you need to fill out the information about a joint guarantor on the application for move-in, please refer to the following information.

Step2: After your move-in request approved, you are required to submit the following documents to the department office. (Two weeks before the start of the lease agreement)

  1. Request Form (Form 1, original) Word PDF
    - Fill in the form and receive an approval signature from your academic supervisor.
    *The last column (※) will be filled in by the department office.
  2. Lease agreement (2 originals)
  3. Residence Card (copy both sides)
    *If you have any roommates, submit copies of their Residence Cards.

Step3: Receive a payment form sent by the Student Affairs Section through the department office. Pay insurance fee at a designated place as soon as possible.

Step4: After paying insurance fee, you will receive the following documents posted from the Student Affairs Section through the department office. Please submit the sealed contract and a copy of the certificate of insurance to the real estate agency.

  2. Lease agreement (2 originals)

Step5: After your landlord signs a lease agreement, submit a copy of it (all pages) to the department office.

Notes

  1. In Japan, a landlord usually requires a renter to purchase fire insurance. As the Insurance covers fire insurance, please ask your landlord if you are waived to purchase fire insurance. Also, please be noted that the insurance coverage limits to losses, or damages resulting from fire, explosion, rupture, and leakage.
  2. When you leave SOKENDAI due to graduation, withdrawal, or changing your 'Student' visa to others, the coverage will be terminated and SOKENDAI can no longer be your joint guarantor. In this case, please contact your landlord.
  3. If you have a roommate to share your housing under the insurance coverage, a roommate must be your: 1) spouse: 2) child: 3) international student(s) of SOKENDAI. If the roommate is an international student of SOKENDAI, he/she is required to purchase the insurance as well.

Extension

Extension of coverage period/Request a joint guarantor to affix a seal on lease agreement/Move-out

If you wish SOKENDAI to continue to be your guarantor after the end of coverage period, you need to pay insurance fee for extension of coverage period before the coverage ends.
If you move out of the housing during an effective period of lease agreement, and want SOKENDAI to be your guarantor after moving into a new housing, the coverage is still effective.
*You can renew the insurance three months before the last day of the current insurance coverage.

  2. Residence Card (copy both sides)
    *If you have any roommates, submit copies of their Residence Cards.
  3. Renewed lease agreement, or lease agreement for new residence (2 originals)
    *If applicable

Step3: After paying insurance fee, you will receive the following documents posted from the Student Affairs Section through the department office.

  1. 'Certificate of Comprehensive Renters' Insurance for Foreign Students Studying in Japan' (original)
  2. Renewed lease agreement, or lease agreement for new residence (2 originals, only if the lease agreement is issued)

Step4: After your landlord signs a lease agreement, submit a copy of it (all pages) to the department office.

*Those who only extend the coverage period of the insurance do not need to follow 'Step 4'.

Cancellation

When you leave SOKENDAI due to graduation, withdrawal, or changing your 'Student' visa to others, the coverage will be terminated and SOKENDAI can no longer be your guarantor.
During an effective coverage period, if the above-mentioned change occurs, or you do not want SOKENDAI to be a guarantor for a new housing, you need to follow the procedures. Please notify your landlord if your guarantor has changed, or you move out of the housing.
Please note that if you cancel a lease agreement during an effective period, you might be able to receive a refund for the remaining coverage period.
