UR Apartment Lease System

In collaboration with Urban Renaissance (UR) Agency, SOKENDAI offers the corporate housing lease system of UR Apartment for International Students.

Advantages of UR Apartment Lease System through corporate contract by SOKENDAI

1. No need to find a guarantor
- Unlike most of the private apartments in Japan, UR Agency does not require a guarantor in lease contract, which saves you the trouble of looking for one.

2. No deposit, key money, or agent commission fees
- By making a lease contract in the name of SOKENDAI, you do not have to pay deposit(敷金), key money(礼金) or agent commission fees(仲介手数料), which keeps the initial cost very low. Furthermore, there are no renewal fees regardless of the rental period.

3. Variety of room types, special rent plan and relatively low rent
- UR Agency has a wide range of room types from ones for a single resident to ones for families which are offered at relatively low rent. They also offer a special rent plan called "UR Light", where you can get a discount of monthly rent on the condition that the rental term is 3 years only, non-renewable.

4. SOKENDAI helps for the contract procedure
- Since the lease contract is made between two corporations, UR Agency and SOKENDAI, SOKENDAI takes care of the documentary procedures such as signing and ending the contract on behalf of you.

Important Notes

  1. In UR Apartment Lease system, the resident is not required to fully understand Japanese; however, it is recommended that you have basic Japanese Language ability or you have someone to help you in finding a desired apartment(The UR's website is provided only in Japanese) and following the application procedures for public utilities.
  2. Since the contract procedure should be conducted through SOKENDAI, you are required to inform SOKENDAI at least one month before the move-in date. The same goes for the move-out procedure.
  3. SOKENDAI makes the housing lease contract on behalf of you under the premise that you belong to SOKENDAI with a valid "Student" visa. If you change the visa status to any other status from "Student", or if you graduate from or leave SOKENDAI, the contract should be terminated. You may continue to rent the room by making a new contract between you and UR Agency, however you should meet the financial criteria set by UR Agency in this case.

Steps to rent a UR apartment

  1. Find the desired apartment and make a pre-application.
    - Search for a desired apartment via the internet or at UR Housing Management Center UR's Website: http://www.ur-net.go.jp/
    Upon finding the desired apartment, make a pre-application via the internet (User registration is required.) or at UR Housing Management Center.
  2. Inform the pre-application number to SOKENDAI
    - As soon as you make the pre-application for UR apartment, please inform SOKENDAI of the pre-application number and receive the guide and forms for UR Lease Apartment System.
  3. Preview the desired apartment
    Preview the desired apartment and proceed to the next step if you are satisfied with the room!
  4. Submit the application documents to SOKENDAI
    According to the guide given at Step 2, prepare all the required documents and submit them to SOKENDAI at least 2 weeks before the move-in date.
  5. Pay the rent for the first month and submit the receipt to SOKENDAI
    Based on the submitted documents at Step 4, SOKENDAI proceeds with the contract. SOKENDAI sends you a bill for the rent of the first month, so please make the payment and submit the receipt to SOKENDAI to complete the contract.
  6. Receive the necessary documents from SOKENDAI and move in.
    SOKENDAI sends you the necessary documents for receiving the room key. Submit the documents to UR Management Service Office and receive your room key to move in.

UR Agency requests residents to move in the apartment within 3 weeks after the date of the room preview (Step 3). The contract procedure in SOKENDAI needs at least two weeks to complete the contract (Step 5) after receiving the application documents from you (Step 4). Therefore, make sure to submit the application documents to SOKENDAI within less than one week after the date of the room preview.
